Can someone tell me if vendor finance is a good idea?

I rent a home in Perth - the owner has hit hard times and may suggest to me in the next few months to take over his payments - in three years I then go to the bank and get a loan to pay the remainder of what I owe him.... Does anyone know more about this type of arrangment?
